Description of a Home Inspection

A home inspection is an objective visual inspection of the physical structure and systems of a home to find items that are not performing correctly or items that are unsafe on the day of the inspection. If a problem or symptom of a problem is found, the home inspector will include a description of the problem in the written report along with a picture of the item or issue being reported.

A home does not pass or fail an inspection. No home is perfect…

If your inspection reveals problems, it doesn’t mean the property is a bad investment. The inspection report gives you a better understanding of the property’s overall condition.

Depending on the size and condition of the home, a thorough home inspection will take no more than four hours, usually between two to three hours on a single family home. We recommend that you accompany our inspector during the inspection so that you will have visual reinforcement of your written report.

Buyer’s Inspection

Buying a home could be the largest single investment you will ever make. To minimize unpleasant surprises and unexpected difficulties, you’ll want to learn as much as you can about the home before you buy it. A home inspection may identify the need for major repairs, as well as the need for maintenance to keep it in good shape. After the inspection, you will know more about the house, which will allow you to make an informed decision with confidence.

A home inspection before you buy a home will provide you with peace of mind no matter what type of real estate transaction you are about to undertake. A detailed, well documented inspection is a worthwhile investment when buying any property.

Seller’s Inspection

The reasons for a pre-listing home inspection are numerous and definitely to the seller's advantage. Having a pre-listing inspection can alert the seller to any problems or safety issues before real estate agents or potential buyers tour the home. The sale of the home is less likely to fall apart or allow the potential buyer enter into renegotiations after any problems are found by the buyer’s home inspector.

Warranty Inspection - New Construction

Most new home builders offer a one-year warranty for new construction. Accu Check Property Services offers their home inspection services by providing the home owner with an inspection report identifying any problems that may exist allowing the homeowner to have them repaired by the builder before their warranty expires.

    All testing is performed by an EPA approved testing lab.
